ICC@840 currently is designed with four buildings and can accommodate tenants ranging from 250,000 to 1 million square feet. INDUS intends to build out the park on a speculative basis but will also pursue build-to-suit opportunities. All of ICC@840 is fully pad-ready with mass grading effectively complete.

INDUS is commencing vertical construction on the first building in the park, a 507,000 square foot speculative cross-dock. The building will feature 40-foot clear heights, 60-foot speed bays, ample trailer storage and car parking, ESFR sprinklers, and high-efficiency LED lighting.

The development will have immediate access from McCrary Road with one turn and no traffic signals onto I-840 at the Couchville Pike interchange. As part of the project, INDUS will make significant offsite road improvements that include straightening and widening McCrary Road, raising the Couchville Pike/McCrary Road intersection and upgrading the bridge at the south end of the project.

Matt D’Andrea, INDUS’ market officer for Nashville commented, “We are excited to deepen our presence in Nashville with the addition of this flexibly designed development that can meet the demand for buildings ranging from as small as 250,000 square feet to as large as 1 million square feet. We have the first building underway and are encouraged by the initial tenant interest in ICC@840. Our plans are to self-develop the balance of the fully pad-ready park and we will pursue both speculative and build-to-suit opportunities to serve Nashville's sustained demand for modern, well-located industrial space.”

Michael Gamzon, President and CEO of INDUS added, “Nashville is one of the top-performing industrial markets with low vacancy, strong absorption and rent growth, and impediments to future new construction. The market is an ideal hub for critical manufacturing and logistics operations due to its pro-business climate, significant presence from multinational corporations and fast-growing population. We are thrilled to have the support of our investors, Centerbridge, GIC, and ADIA, to build out this best-in-class industrial park.”

Will Goodman and Jack Armstrong with CBRE are the listing brokers for the development.
